Below is an Excel spreadsheet which works well for documenting floor variations. Just click on "Excel Spreadsheet" to copy it to your computer, or shoot me an email asking for the file & I'll send it over. mikeeast@vci.net

Google offers a impressive cad program that you can download and use free, or purchase the full version: http://sketchup.google.com/intl/en/product/whygopro.html

This is a much more in depth program for contour mapping- http://www.3dfmaps.com/

The Paintbrush program from Microsoft Accessories can also be used.

Home Inspection Elevation Chart

  1. Set the level down in a room near the center of the house.
Walk the display out to the farthest point to be checked.
Return to reference point, set the reel on it's side, record the reading.
  2. Check near the center of each wall, record the readings.
(Starting with north and working clockwise. The first room readings go in the left columns.)
    This is your reference room.
  3. As you begin each room document the floor covering ("Flooring" column), and floor covering height if
different from the reference room ("Difference in Flooring" column).
(Check the floor just outside the new room to be plotted and then just inside. If the flooring is lower
in the new room, record the number as a minus, if higher then it is positive).
If the flooring is a different height than the reference, use the right columns to record your readings.
(The left columns are for same height flooring, or adjusted readings for floors of different heights).
If the flooring is the same as the first room use the left columns.
  4. When you are finished plotting the home, adjust for flooring differences.
The number it takes to bring your flooring difference reading to your reading plotted in the right
columns is your adjusted reading for the left side columns. Example:
To bring a difference in flooring of -.5 to a right column reading of -1.2 = -.7 left column adjusted reading,
To bring a difference in flooring of -.3 to a right column reading of +.2 = +.5 left column adjusted reading,
To bring a difference in flooring of +.4 to a right column reading of -.2 = -.6 left column adjusted reading,
To bring a difference in flooring of +.6 to a right column reading of +.2 = -.4 left column adjusted reading,
Plot your adjusted readings in the left column.
  5. When you have finished plotting all readings in the left columns, the floor variation is the maximum
difference between the largest and smallest number in the left set of columns.
Note: The column labeled "Mid" is middle of the room, optional.

Chart with all rooms plotted, no flooring difference calculated.

(All left columns empty in rooms with different flooring height.)

Completed chart with flooring differences calculated.

Maximum difference is the Bath Room West wall, -.9, and the Hall East wall, +.4 Equals 1.3" variation.
